Our aim is to make the until recently difficult to fathom market for Italian (foreclosure) auctions open and accessible outside Italy. This of course includes transparent rates.

Should you come across an auction on another site, we can help you with a quick scan to see if the auction is official, if there are no major problems and if what you see in the photos is being auctioned. We can also send you the official photos and (if available) floor plans.
Auction participation | € 995,-
(We will deduct this amount from the commission when you win the auction)
Auction participation includes:
- Personal guidance via email, whatsapp and phone throughout the process
- Legal check and translated summary of the property's documents
- A legally and strategically sound recommendation
- Research on likely acquisition costs and taxes
- Organizing a viewing
- Assistance in preparing for the auction (including necessary paperwork)
- Filing the bid with the court
- Joint live participation in the auction
- If you lose the auction we will help you get your deposit back as soon as possible
- If you win, we handle the entire legal and communication process surrounding the transfer until you take full possession of the property
Should you lose the auction, you can participate in another auction at no additional cost.
Commission
When winning an auction, we charge a commission of 3% on the winning bid. A minimum of;
€3,000 to €50,000 transaction price
€4,000 to €100,000 transaction price
€5,000 from €100,000 transaction price
This percentage is similar to the brokerage fee charged by a real estate agent in Italy when buying and selling a house.
Additional auction costs
Whereas in other countries you usually have to count on high auction fees, fortunately in Italy this is not so high. The biggest cost is the purchase tax, which you always have to pay on the purchase of a house in Italy.
Transfer tax non-residents
If it is not your first home/residence, this tax is 9%.
Transfer tax residents
If you move into the property and are registered as a resident in Italy and at the specific address within 18 months, this tax is 2%.
Other costs
Other additional costs include general court auction fees (about €1,500) and debt and mortgage clearance (€750/€2,000).
Example calculation
If you, as a non-resident, buy a property at auction for €100,000, then you should consider the following costs:
Purchase: €100,000.
Transfer tax non-resident: (9%): €9,000.
Court fee: €4,000.
Other auction fees: €1,500.
Clearance of debts and mortgages € 750,- / € 2,000,-.
Bankruptcy auction
In the case of a bankruptcy auction (this is a minority of auctions), there are additional costs for mediation by IVG (institute vendite giudiziarie). These costs are significant and amount to 4% with a minimum of € 4000. In addition, in this case there is a notary involved in the sale, who also charges €1,500.
