In the heart of the “Valle dei Trulli” just outside Monopoli, two separate plots of land are being auctioned as part of the same judicial settlement. They are adjacent but offered individually – acquiring both is not guaranteed.
Plot 1 – authentic trullo complex

Both buildings are in reasonable condition but with dated finishes; technical installations (electrics, plumbing) require adaptation to current standards. There is no Energy Performance Certificate (EPC) available for either property.
Location
The plots are situated slightly inland in the heart of the Valle dei Trulli, close to well-known trulli villages: Alberobello (UNESCO World Heritage site) approximately 15 minutes away, the picturesque Locorotondo approximately 20 minutes away. The Adriatic coast near Monopoli can be reached in approximately 13 minutes. Bari, with its international airport and train connections, is approximately 43 km / 40-45 minutes away.

- On the plot belonging to lot 1 (p.19), a criminal conservatory attachment was confirmed in December 2025 by the judge-commissioner of the Tribunale di Bari — legal advice before bidding is essential here
- Access to both plots is via an unpaved path over the adjacent plot.
- Permit history plot 2: change of use via amnesty (rectification) from 2000, no recent compliance certificate
- Fixed, no decimal bids allowed at any auction
The central location between the iconic trulli villages and the coast, combined with the distinctive trullo architecture, makes this an interesting renovation project for a holiday home or small B&B — although plot 1, in particular, requires further legal investigation before bidding.
