Agriturismo for sale in Umbria.

This agriturismo is in a very private location in the heart of Umbria, 20 minutes from Marsciano and San Venanzo, 40 minutes from (the airport of) Perugia, and just under an hour from Orvieto and Assisi.

The complex has a beautiful swimming pool and no less than 50 hectares of land including an olive grove. The various buildings offer various possibilities for expansion, for example with camping/glamping activities. It currently consists of 4 spacious flats, of 75m2, 55m2, 140m2 and 81m2 respectively.

The complex was completely renovated between 2004 and 2010, and is generally in good condition. Meanwhile, it has been vacant for a number of years, resulting in overdue maintenance.

Please note: There are some serious cadastral discrepancies, including the illegal construction of some large canopies and a photovoltaic system. If these fail to be regularised, and need to be demolished and remediated, the estimated cost is estimated at as much as €139,000 (!)

A second important point is that a small part of the main building is not included in the auction. Although it is vacant, and can probably be acquired separately, this is a point to consider.
