The property is situated at the foot of a gently sloping hill, which guarantees an open and unobstructed view of the sea.
The villa, built in the 1980s and later extended via a condono edilizio, has five bedrooms and five bathrooms, distributed over a generous floor plan with two seating areas, a separate kitchen and a storeroom. The net living area is approximately 156 m², complemented by covered verandas and terraces (approximately 69 m²) and a garage of over 21 m².

The surrounding area is sparsely urbanised and predominantly covered by Mediterranean maquis, with only a handful of other villas nearby, mostly for seasonal use. Shops, restaurants, a supermarket, pharmacy and bank are all available in nearby Isola Rossa; for a school and post office, one must go to Trinità d’Agultu, about 6.5 km away.
Regarding the state of repair: the villa is in a good hygienic and structural condition, with some slight damp patches in two bedrooms and the passageway to the storeroom. The external facades are in fine condition, apart from some slight ageing of the plasterwork. There is currently no heating system other than an open fireplace; hot water is provided via electric boilers.
A few practical points to bear in mind: access to the plot is via an unpaved road and subsequently a driveway running across third-party land, for which no formally recorded right of way has been found. Furthermore, there are a few minor internal deviations from the most recent permit (primarily the position of the stairs), which are expected to be straightforward to regularise. Finally, there are a few terraces on the plot for which, given their location within a protected Natura 2000 area, no environmental impact assessment was applied for at the time.
