Castle | Boutique hotel for sale in Umbria.
"Castello delle Rocchette" has a history dating back to at least the year 1295, where it was mentioned in a document as belonging to the heirs of Zurcio Gottofredi. It contains some interesting frescoes from the 16th century.
The castle was subjected to major restoration and structural consolidation work starting in 2001 that involved the walls, ceilings, foundations, roof, floor and carpentry. The castle consists of four separate parts: the noble residence, the watchtower, the central body (which houses another owner's church) and a nineteenth-century building.
In addition to other restoration and consolidation work, the finishes and systems of the noble apartment, which is spread over two raised floors (first and second), have been completed.
The second floor is accessed by a large internal staircase with double ramp leading to the historic hall. This hall has a spacious panoramic loggia with wooden ceiling, a sitting room and fireplace. There is a living room with wrought iron windows and a large noble lounge with fireplace. A study, corridor and amenities complete the floor.
On the second floor there are four bedrooms and associated facilities: the first with hooded structure and waiting niches, the second with a sleeping loft giving access to the upper floor, the third with bathroom and paneled ceiling and a raised fourth room.
The watchtower is quadrangular and made of sandstone. It has pointed arch windows and pigeon holes. Currently, the structure is reduced to a ruin because it has had limited involvement in restructuring works.
The central building consists of several levels. On the first floor are spaces originally intended as cellars, warehouses and a stable with dining room. On the first and second floors, an internal layout was made with the aim of creating apartments for rental. These are currently still in a rough state. The walls are stone and the floor is typical of the time, consisting of stone slabs with wooden ceilings or panels.
The castle, located in the center of a small village, is surrounded by other homes owned by other owners. It features an internal courtyard that leads to the noble residence and to the church of Santa Maria dell'Immacolata Concezione, which is owned by another party.
