

Increase in number of property auctions in Italy, in the first half of 2025
After a period of decline, the Italian property auction market seems to be clearly regaining momentum. Recent figures from the RINA Prime Research Centre show that the first half of 2025 will see substantial growth.
Strong increase in both numbers and value
Between 1 January and 30 June 2025, 54,673 properties went under the hammer, accounting for a total starting price of a whopping €8.48 billion. This is a significant increase compared to the same period in 2024, when the value remained at €7.36 billion. This upturn follows two years of decline: in the first half of 2023, the market still counted 59,816 lots, in 2024 this dropped to 50,794, and so now the number has well exceeded 54,000 again.
Regional differences remain large
Although the figures are positive at the national level, the picture is far from uniform across regions. Some areas are picking up much faster, while others are still lagging behind. This makes it all the more important for investors to properly map the market locally and not just look at national trends.
Lombardy remains top, but Le Marche surprises
As is almost always the case, Lombardy is at the top of the list: no fewer than 14.5%of all auctions take place here. Sicily follows in second place with 10.8%, but the real surprise comes from Marche. This region moves up from fifth to third place, with 8.5%of the auctions. Lazio slips back to fourth place (8.0%), while Tuscany remains stuck at 7.8%.
What is primarily being auctioned?
52% of all auctions concern properties;
13.5% concerns land;
11,8% about garages;
shops, offices and workshops together account for 10.9%;
warehouses and production sites amount to only 3.2%;
hotels and construction sites together still make up less than 2% of the market.
What happened in 2024?
In 2024, 53,767 plots will be offered. Of these, 21,112 were actually sold, accounting for a sales percentage of 44%. The average turnaround time? Approximately 5 years.
Residential property clearly has the best chance of selling: half of the homes are sold on average within 4.5 years. For land and other categories, the percentages are lower (around 30%), and the waiting time can be over 7 years.
