Swimming pools, tennis courts and beach: Former colony auctioned for 2.5 million euros (ilrestodelcarlino, 3 January 2023)

The Bresciana in Torre Pedrera, which once served as a colony, is now being auctioned with a starting price of 2.49 million euros. This tourist complex is owned by the ‘Villaggio dei Ragazzi’ foundation from Caserta, which has been forced to sell it to pay off its debts. The auction on February 21st is attracting a lot of attention from entrepreneurs due to the size of the grounds, which include swimming pools, sports fields, and a private beach.

Over the years, the colony has grown into a kind of holiday village for children, offering, among other things, football and tennis courts, a games room and a large park. Built in the 1930s and rebuilt after the bombings in 1949, the complex covers more than 10,000 square metres.

Although the building is still well-maintained and hosted holiday groups last summer, the beach has been disused for years. Local entrepreneurs have tried to manage the beach, but this was not possible. Now, a number of entrepreneurs are considering forming a consortium to buy the complex and turn it into a tourist attraction. With the right renovations, the building can make a valuable contribution to tourism in Torre Pedrera.

The hypothesis of direct sale and the complicated option of purchase by the municipality are gaining ground

MADDALONI – A very delicate step towards financial recovery. The second attempt to sell the Torre Pedrera seaside colony in Rimini at auction also failed. It was not even auctioned for €1.8 million after the first attempt for €2.4 million. It is worth remembering that it is a real jewel, which even has its own beach just 500 metres away. There is concern about the possible speculative spiral that would cause the asset to lose value. Thoughts turn to the financial stability and protection of the creditors who supported the creditors’ agreement. Other avenues are therefore being explored. The first is the direct sale of the property, which would stop the price drop. The second is the most suggestive, but also the most difficult to pursue: the purchase, by the municipality, of the seaside colony that was so dear to its founder, Don Salvatore D’Angelo.
